ARCHITECTURAL SERVICES INCLUDE:

Assist in Site selection
Evaluate alternative approaches to Design and Construction of Project, including incorporation of Environmentally Responsible Design approaches.
Evaluate Alternative Materials, Building Systems and Equipment, together with Owner’s Program, Schedule and Budget.
Develop the Construction Documents including Drawings and Specifications.
Design and Construction Administration including usual and customary Structural, Mechanical and Electrical Engineering Services.
Manage Architect’s services, consult with Owner, research applicable design criteria, attend Project Meetings, communicate with members of the Project Team and report progress to Owner.
Contact Governmental Authorities required to approve Construction Documents and Entities providing Utility Services to Project.
Assist with filing documents required for Construction Permit.
Assist Owner in obtaining competitive bids and/or negotiated Proposals from Builders/Contractors.
Provide Administration of Contract between Owner and Builder/Contractor.
Advise and consult with Owner and builder/contractor during Construction Phase.Provide Review to Owner for one year after Certificate of Occupancy
